Can Foreigners Buy Property in Dubai?
Yes — foreigners can buy property in Dubai in designated freehold zones. Since 2002, the UAE government has allowed non-nationals to purchase, sell and lease property in these areas.
Freehold vs Leasehold
Freehold: You own the property and land outright forever. Areas include Dubai Marina, Downtown Dubai, Palm Jumeirah and Business Bay.
Leasehold: You own the property for up to 99 years. Less common but available in some areas.
Step-by-Step Process
- Engage a RERA-registered agent
- Sign a Memorandum of Understanding (MOU)
- Pay a 10% deposit
- Apply for a No Objection Certificate (NOC) from the developer
- Transfer ownership at the Dubai Land Department (DLD)
Fees to Budget For
- DLD Transfer Fee: 4% of property value
- Registration Fee: AED 2,000–4,000
- Agent Commission: 2%
- Mortgage Registration: 0.25% of loan amount
